Drive north on Route 15 from the Dominion Valley gates today and you pass a shopping center that did not exist eighteen months ago. Keep going south toward Gainesville and the shopping center you already know has quietly swapped half its storefronts. The Giant run that used to be the whole errand list is now one stop of three, and most residents are still shopping like it's 2023.
That's the thing worth knowing this fall. Dominion Valley itself hasn't changed. What's changed is the ring of retail around it, and the shift happened fast enough that a lot of longtime residents haven't updated their mental map yet.
Three corridors, one gate

Two of those three rows are new information for anyone who set their shopping habits before this year. The third row, Market Square, matters precisely because it hasn't moved.
The corridor that showed up while you were commuting
Heathcote Marketplace sits at the intersection of Route 15 and Heathcote Boulevard, right off the I-66 interchange, on land that was mostly a construction site through 2025. Sprouts Farmers Market opened there on January 23, 2026, the retailer's fourth Virginia location, and the company's own announcement said the store would bring 103 full- and part-time jobs to the area. That's not a small opening. It's the kind of anchor tenant that tells you the rest of the center is going to fill in around it.
It has. Virginia Tire & Auto opened a 12-bay service location at Heathcote Marketplace in July 2026, its 15th store overall and its third in Prince William County alongside existing locations in Gainesville and Bristow, according to trade coverage of the opening. Additional storefronts at the center are still leasing up. For a Dominion Valley household, this corridor now covers two errands that used to mean a longer drive: specialty grocery shopping and tire or auto service, both within a few minutes of the gate instead of a trip to Gainesville or Manassas.
The corridor that already existed but doesn't look the same
Virginia Gateway, the retail center in Gainesville anchored by Hobby Lobby and Total Wine, has been mid-renovation since Federal Realty Investment Trust acquired the property in June 2024. The remerchandising has been rolling out through 2026, and the current wave of tenants includes:
- Sephora, a 5,379-square-foot store next to Hobby Lobby and Total Wine
- Warby Parker at The Promenade section of the center
- Call Your Mother, the deli concept, on Atlas Walk
- South Block, the smoothie and acai shop
- A shared Auntie Anne's and Cinnabon space
That lineup, reported by commercial real estate outlet BLDUP, was slated to be open by summer 2026. If you'd written off Virginia Gateway as a big-box center with an IMAX and moved on, that's no longer the full picture. It's now doing double duty as a beauty and eyewear destination too, on top of the movie theater and big-box shopping Dominion Valley residents already knew about.
The corridor that stayed exactly the same, on purpose
Inside the gates, Dominion Valley Market Square hasn't added a single new marquee tenant this year, and that's the point. It's a 138,368-square-foot neighborhood center built around the Giant, with a bank, a UPS Store, and a handful of restaurants that residents have relied on for years. Ask around the neighborhood and you'll hear the same few names come up: Tony's NY Pizza for a quick dinner, Deja Brew for coffee before the school run, and Lion & Bull for something closer to a sit-down meal.
Market Square was never designed to be a destination. It's designed to be the five-minute stop, the place you go when you don't want to get in the car for real. That job hasn't changed, and the retail expansion happening a few minutes up and down Route 15 doesn't compete with it so much as fill in what it was never built to cover.
Two projects to watch, not two projects to worry about
Two public projects are moving through design this year and both are worth knowing about if you live here, independent of the retail story.
The Town of Haymarket awarded the design and engineering contract for its downtown community park to LSG Landscape Architecture on June 29, 2026, following a formal RFP process the town posted publicly. That's the park moving from a line item to an actual design phase, the step that comes before a construction timeline gets set.
Separately, Prince William County lists an active capital project connecting the existing shared-use path on Route 15 at Dominion Valley Drive to James Long Park, with a new crossing at Catharpin Creek, on its current road projects page. A pedestrian bridge project at the same Route 15 corridor is also moving through design as part of the county's broader effort to improve crossings along that stretch of highway. Neither project has a firm completion date yet. The club side of the ledger
None of this retail expansion touches what happens inside the gates at Dominion Valley Country Club, and that side of the community picked up its own recognition this year. The club's two Arnold Palmer Signature golf courses were named a top-3 Northern Virginia golf course by Virginia Living's Best of Virginia rankings in 2024, then Best Golf Course in Northern Virginia in the 2025 rankings, alongside Best Event Venue and Best Wedding Venue honors the same year. The 2025 Inside NoVA Awards separately named the club Best Golf Course in Prince William County and recognized its golf and tennis instruction, according to the club's own listing of its awards. That's third-party validation stacking up on the private amenity side while the public retail side expands around it, which is a fairly unusual combination for a single gated community to have working in its favor at the same time.
What this actually means for a Saturday
If you've been driving to Gainesville for a tire appointment or to Fair Oaks for a Sephora run, you can likely cut both trips down to a few minutes without leaving the Route 15 corridor.
